Render and pressure do not mix

Modern render is a thin coloured coat over a backing, and its face is the colour. High pressure strips that face, leaving pale patches and streaks that no amount of washing will blend back, and the force drives water behind the render where it blows the bond and causes damp. Every render job here is soft washing: low-pressure biocide application, dwell time, gentle rinse. The chemistry cleans; the water only rinses.

Render soft washing runs £5 to £10/m², so a typical rendered gable end quotes £150 to £400 and a full rendered house £400 to £900. The variables are wall area, access, and staining severity: established red algae often needs a second biocide application, which is quoted separately up front rather than discovered on the day.

The red streak epidemic

If your render has vertical red-pink streaks, you are looking at red algae (Trentepohlia, for the curious), and you are far from alone: it is the single most common render complaint on Teesside's newer estates. The white k-render of Wynyard, Ingleby Barwick and the recent infill developments shows it worst, sometimes within three or four winters of construction. It soft washes away well, though heavy staining can need a second application, and a residual biocide keeps it from re-establishing quickly.

Older render and pebbledash

The pebbledash and sand-cement render of Teesside's older suburbs cleans up equally well but asks for extra care: aged render can be friable, and the aggregate face of pebbledash holds grime deep. Soft washing suits it perfectly because the biocide penetrates the texture at low pressure, killing growth a lance would skim over.

Painted render afterwards

Where render is sound but the colour has faded beyond what cleaning restores, soft washing is also the correct preparation for repainting: a clean, algae-free, dry surface is what masonry paint needs to bond. Contractors can quote cleaning alone or cleaning-plus-painting where that is the honest recommendation.
